Selling a property

Selling a property does not begin with Funda. It begins with preparation.

We look at the property, the street, the condition, the target audience, the presentation, the documents and the pricing strategy. Not to tell a nicer story than it is, but to tell the real story well.

Because we also guide buyers, we know what they look at. Which questions they ask. What they hesitate about. And which information gives confidence. We use that when selling.

Selling in six steps

1. What is the plan?

We start by getting to know you. What is your situation, your timeline, what matters to you? Sometimes it is about speed, sometimes about proceeds, sometimes about knowing calmly where you stand first. Based on a market analysis we advise an asking price and map out the sales plan.

2. The right story

If you decide to work with us, we prepare the property for the market. A professional photographer and, where it helps, a stylist take care of the presentation. You see that difference reflected in the interest, and often in the price too. On top of that: clear text, floor plans, video where it fits, and the file in order (owners' association documents, energy label, disclosure questionnaire, deed of division). We make sure the story is right: not nicer than it is, but as clear and strong as possible.

3. Home for sale

The property goes live on Funda, on our own site and through our channels. A dedicated property page with neighbourhood information, floor plans, a 360° tour where available. The right people need to see it. For expats and international buyers we also present in English.

4. Time for viewings

We welcome interested parties into your home: calm, clear, with an answer to every question. During the viewing days we keep you updated live, for example via a dedicated WhatsApp line: who has been, what they thought and what we sense about the interest. You are never left out of it.

5. Offer and agreement

We weigh offers on more than price alone. Conditions, financing, transfer and certainty all count. The highest offer is not always the best offer. You decide; we guide the negotiation and draw up the purchase agreement.

6. The transfer

On the day of completion we do the final inspection together, take the meter readings and go to the notary. After that you hand the key to the new owner.

Buying a property

During viewings we look with you at value, maintenance, installations, structural points of attention, documents, the owners' association, conditions, neighbourhood information and future costs.

Buying in six steps

1. What does your ideal home look like?

Tell us: where do you want to live, what are your housing wishes, what is feasible? We discuss budget, compromises and limits. Based on that we create a search profile and keep an eye out for what comes up.

2. Viewing together

We come along and pay attention to structural matters, installations, maintenance and the real condition. Also to the owners' association, communication and what is going on beneath the surface. Expect honest advice, even when the property looks lovely but is not wise.

3. Documents and value

If it becomes serious, we dive deeper into the paperwork: disclosure questionnaire, measurement report, owners' association, deed of division, energy label, zoning plan, foundation, permits. We determine the realistic market value, no gut feeling, but well founded.

4. Bidding and negotiating

Negotiating is a craft in itself. With a tailored strategy we secure the best deal, conditions, transfer date, financing, survey, subject-to clauses. Even when the pressure is high, we keep your interest clear.

5. Deal

Agreement reached! We go through the purchase agreement, arrange the structural survey if needed, order the valuation and watch over every deadline.

6. Up to the key, and beyond

On the day of completion we walk through the house together, take the meter readings and you receive the key at the notary. With us it does not stop there: aftercare remains part of our service. And we are always happy to drop by to hear and see how you have made the house your own.

2. Presentation

3. Responses and pre-selection

We gather candidates and assess who is serious and suitable. Not only on income, but also on communication, situation and motivation.

4. Viewings

We guide the viewings. Thorough, clear, no conveyor-belt tours.

5. Screening

Documents, income, work situation, references, reliability. A good tenant does not only look right on paper, they also fit the property and the landlord.

6. Contract and key

We draw up the contract and arrange the handover and key transfer. After that, during the tenancy, you can outsource the management to us or handle it yourself.
